When Cheshire Life Comes Knocking, Deva, 3 Weaverham Road, Sandiway.
“It’s a garden of stories.”
That’s how Tracey describes Deva, the garden she and Andrew have opened to the public under the National Garden Scheme, and which has just been featured across a beautifully photographed spread in the June issue of Cheshire Life.
It’s a line that intrigued me. Because it’s also, quietly, a perfect description of the house itself.
We’ve had the pleasure of marketing 3 Weaverham Road, and I’ll be honest, it’s the kind of property that makes you remember why you got into this job in the first place. Not because it ticks boxes, but because it has something that’s genuinely hard to manufacture: a sense of life lived well in a place that’s been genuinely loved.
The garden, the one that Cheshire Life came to photograph, the one that draws visitors from across the county, is the obvious headline. And rightly so. Tracey’s passion for it is unmistakable: the formal lavender beds buzzing with insects, the remarkable cornus kousa ‘China Girl’ that apparently outdid itself again in 2025, the pineapple broom with flowers sitting at just the right height to catch unsuspecting noses, the Gingko tree about which Tracey laughs she must remain “the boss, or it will soon be the master.” There’s a recommissioned engineer’s sink at its heart that draws all the paths back to the middle, a detail that is, to my mind, quietly brilliant.
But here’s the thing about gardens like this: they don’t exist in isolation. They are an expression of the people who made them, and the people who made them live in that house.
The house on Weaverham Road reflects exactly that. Sandiway is one of those Cheshire addresses that doesn’t shout, it doesn’t need to. Sitting comfortably between Northwich and Tarporley, it’s a village that rewards people who know what they’re looking for. Calm, considered, and connected to everything without being consumed by it.
I’ve lost count of the number of times I’ve walked a buyer through a property and watched their eyes soften the moment the garden came into view. That moment, when a house stops being a house and starts being a home. At Deva, it happens before you’ve even reached the door.
